You are pricing an amenity deck for a residential tower, and the pool line item swings by several million pesos between bidders. Same drawings, same area, same handover date. Somebody is wrong, and you need to know which one before the board meeting.
Commercial swimming pool cost in the Philippines breaks into three parts that behave differently: the structure, the systems, and the finishes. Bidders who quote a single lump sum are hiding which part they trimmed.
A residential pool serves one family. A commercial pool serves a bathing load that peaks on weekends and holidays, and that load drives the entire mechanical design. Filtration, turnover rate, and gutter capacity all scale with the number of people in the water, not with the surface area.
When a bidder prices a 200 square metre amenity pool the way they would price a 200 square metre private pool, the number looks attractive and the pool goes cloudy the first long weekend after turnover.
Elevation is the big one. A pool on a podium or roof deck carries waterproofing requirements, structural coordination, and material handling costs that a ground-level pool never sees. Access is the second. If the site cannot take a concrete truck, everything changes.
Depth matters more than length. Water volume grows with depth across the whole footprint, and volume drives excavation, concrete, and every piece of equipment downstream.
So where should the money sit? In the parts you cannot rip out later.
The most expensive belief in developer procurement: the lowest compliant bid is the best value. On pool packages it frequently is not, because the scope that gets trimmed sits underground.
Compare the reinforcement schedule and the concrete mix across bids. If one bidder specifies less steel in the transition walls, you are buying a shorter service life at a discount. That cost lands on the property management company three years after your team has moved to the next project.

Commercial pools face regulatory inspection, higher bather loads, and continuous operation. That means larger filtration, redundancy in circulation, and an equipment room laid out for service access rather than squeezed into leftover space. None of it is optional, and all of it costs money at bid stage rather than at handover.
Price the pool that passes inspection and runs on a full weekend. That is the only comparison worth making.

Amenity quality moves unit values and lease rates, and the pool is the amenity buyers photograph. It also becomes an operating cost the moment you hand it over.
You have awarded the package. Your remaining exposure is coordination during the build and the first year of operation.
Use a contractor who builds only pools, for three reasons. They coordinate the waterproofing interface with the structural slab before it becomes a leak into the parking level. They pressure-test lines before the deck closes, when a fix is free. And they commission the system against a turnover rate rather than switching it on and calling it done.
Get those four documents and the pool becomes an asset your operations team can actually run.

Cost turns on volume, elevation, and site access rather than surface area alone. A ground-level community pool and a podium-level amenity pool of the same size can differ substantially because of waterproofing, structural coordination, and material handling. Ask for an itemised bid separating structure, MEPF, and finishes so you can compare bidders honestly.
The variation usually sits in the reinforcement schedule, the waterproofing system, and the filtration sizing, none of which are visible in a lump sum. Request the hydraulic calculation and the rebar schedule from every bidder. Bids that omit them are not comparable to bids that include them.
Turnover rate is how long the filtration system takes to circulate the entire pool volume once. Commercial pools with heavy bathing loads need faster turnover than private pools. If a bidder cannot state the turnover rate their design achieves, the equipment was selected on price rather than on your pool.

A specialist pool contractor supplies and installs filtration, circulation, plumbing, and the electrical works needed to operate the pool, then coordinates the tie-in points with the building consultant. Splitting this between trades creates gaps that surface at commissioning.
The pool package is normally programmed around the main contractor's schedule rather than run as a standalone timeline. Expect a milestone schedule with the proposal covering excavation, shell, systems, finishes, and commissioning.
Commissioning records with the achieved turnover rate, as-built drawings of the plumbing and equipment room, written operating instructions, and a structural warranty. Without them your property management team is guessing about a system they now have to run.
